Which Product Suits the Situation

For end-of-lease replacements, we typically recommend one of three products depending on the property and what you are looking to achieve:

Solution-Dyed Polypropylene Carpet

The most popular choice for end-of-lease work. It installs quickly, it looks fresh and clean from day one, and it is built to handle the realities of rental living. The solution-dyed construction means the colour runs all the way through the fibre, making it highly resistant to staining and fading. Exactly what you want in a property that is going straight back on the rental market. In a warm neutral, it photographs well for the new listing and appeals to a wide range of tenants.

Nylon Carpet

For premium properties where the standard of finish matters, nylon is the right step up. It is softer, more resilient, and holds its appearance for longer under regular use. If the property is at a level where tenants have high expectations, a quality nylon carpet in the bedrooms signals that the property is well maintained, and that tends to attract and retain better tenants.

Vinyl Plank

If the decision has been made to move away from carpet, vinyl plank is an excellent long-term option. It is 100% waterproof, extremely durable, and requires almost no maintenance. It is particularly well-suited to open-plan living areas, and for properties that allow pets it is often the most practical choice. Many landlords are now transitioning to vinyl plank in the main living areas and keeping carpet in the bedrooms, a combination that works well for both durability and tenant comfort.

Colour and Presentation

Whatever product you choose, we always recommend mid-tone neutrals for rental properties. Warm greys, taupes, and soft charcoals are universally appealing, photograph well for the listing, and are forgiving of everyday wear. A mid-tone stippled or heathered carpet, one that blends two closely related colours in the yarn, is particularly good at looking clean and fresh between professional cleans.

For most end-of-lease jobs, we can have a team on-site within days of the call: measuring, uplifting the old flooring, and installing the new product.
