The Core Difference: What's Inside the Plank

Laminate flooring and vinyl plank flooring look similar in a showroom. Both come in timber-look finishes, both are available in a wide range of colours and textures, and both are marketed as "easy-care" hard floors. But the core material, what's inside the plank, is completely different, and that difference determines how each product performs in Gold Coast conditions.

Laminate flooring has a core made of HDF (High-Density Fibreboard) or MDF (Medium-Density Fibreboard), both wood-based composite materials. Wood fibre is hygroscopic: it absorbs moisture from the surrounding environment and swells when it does. The decorative layer on top is a photographic print protected by a melamine wear layer. The core is the vulnerability.

Vinyl plank flooring has a core made of PVC (polyvinyl chloride), a plastic material that does not absorb water. It is dimensionally stable regardless of humidity levels. The decorative layer is a photographic print protected by a polyurethane wear layer. The core is the strength.

Gold Coast Humidity: The Numbers

The Gold Coast has a humid subtropical climate. Average relative humidity is around 65–70% year-round, with summer months (December to March) regularly exceeding 75–80%. This is not a dry climate. It is a climate where moisture is always present in the air, in the slab, and in the building fabric.

Laminate flooring is designed for temperate climates: think Melbourne, or the UK, where humidity is lower and more consistent. In those environments, laminate performs adequately. In Gold Coast conditions, the HDF core is under constant moisture stress. The result is predictable and consistent: swelling, buckling, and joint separation within 2–5 years of installation in living areas with any moisture exposure.

The failure mode is typically this: moisture enters the laminate through the joins between planks (the click-lock joints are not waterproof), through the edges where the floor meets the wall, or from the slab below. The HDF core absorbs the moisture and swells. The planks push against each other and buckle upward. The decorative layer delaminates. The floor is ruined.

The Floating Floor Problem

Most laminate flooring is installed as a floating floor. the planks click together and sit on top of the slab, with an air gap underneath. This installation method compounds the moisture problem in two ways.

First, the air gap beneath the floor creates a space where moisture can accumulate. In Gold Coast homes. particularly older homes without adequate vapour barriers in the slab. Moisture vapour rises through the concrete and into the air gap. This moisture has nowhere to go, so it condenses on the underside of the laminate planks and accelerates the swelling process.

Second, floating floors expand and contract with temperature and humidity changes. In Gold Coast conditions, this movement is significant. the floor can expand by several millimetres across a large room between a cool winter morning and a hot, humid summer afternoon. This expansion causes the planks to push against each other, the joints to open up, and the floor to buckle. Expansion gaps at the perimeter of the room (hidden under the skirting board) are supposed to accommodate this movement, but they are often insufficient for the range of conditions experienced in Queensland.

Why Direct-Stick Vinyl Plank Solves Both Problems

Direct-stick vinyl plank eliminates both the moisture absorption problem and the floating floor problem in a single installation method.

The PVC core of vinyl plank does not absorb moisture. Full stop. You can pour water on direct-stick vinyl plank and it will sit on the surface until you wipe it up. The plank will not swell, buckle, or delaminate. This is not a marketing claim. It is a material property of PVC.

Direct-stick installation eliminates the air gap. The planks are adhered directly to the prepared concrete slab using a direct adhesive. There is no space beneath the floor where moisture can accumulate. The floor is structurally part of the building. It feels solid underfoot: no hollow drumming sound, and it does not move.

A waterproof PVC core and a direct stick installation method make vinyl plank well suited to Gold Coast homes and the climate they sit in.

What About "Waterproof Laminate"?

The marketing around "waterproof laminate" is misleading. What manufacturers mean when they say a laminate is waterproof is that the surface layer (the melamine wear layer) is water-resistant. You can wipe up a spill quickly and the surface will not be damaged. What they do not mean is that the core is waterproof.

The HDF core of "waterproof laminate" still absorbs moisture. If water gets under the floor. through the joins, through the edges, or from the slab. The core will swell. The surface layer being water-resistant does not protect the core from moisture ingress. In Gold Coast conditions, moisture ingress is not a question of "if" but "when."

We have seen "waterproof laminate" fail in Gold Coast homes within 18 months of installation. The marketing does not change the material properties of wood fibre.

The Verdict

For Gold Coast homes, direct-stick vinyl plank is the correct hard floor choice. It costs more upfront than laminate, but it lasts 3–5 times longer in our climate, and it does not fail catastrophically when exposed to moisture. The total cost of ownership over 20 years is significantly lower than laminate, even accounting for the higher upfront cost.
